1. Mortgage

We recommend you to obtain an agreement in principle, there are a number of benefits in doing so – this enables you to view properties within your budget and also makes you more appealing to sellers as they know you are able to proceed with the purchase. 2. The search begins

Now that we know all of your requirements and are aware of your budget we can provide you with details of all suitable properties. Alternatively you can view our full selection of available properties online. We strongly recommend early viewings in order to secure properties and can arrange appointments at time most convenient to you – including evenings and weekends.

3. Making an offer

Once you have found a suitable property we will advise the seller of your offer, both verbally and in writing. All offers are subject to a contract being signed and there are no legal obligations on either side until the contract is signed.

4. Sale Agreed

Once your offer is agreed you can begin an official application for a mortgage. Should you use our recommended mortgage advisor they can arrange the best deal to suit your circumstances and will make arrangements for a survey to be carried out. You will also be required to appoint a solicitor to handle the legal paperwork involved in the purchase (conveyance) and can also recommend a number of local solicitors who we both know and trust to provide you with good advice and value.

5. Draft Contract

This is drawn up by the sellers solicitor and sent to your own, who will raise some preliminary enquiries.

6. Survey

A survey will take place on the property by an independent surveyor on behalf of the mortgage lender. If you do not require a mortgage (ie cash purchase) this is optional but we strongly advise you to have a survey carried out in order to notify you of any problems with the property and advise on the property’s value.

7. Formal Mortgage Offer

This document will be issued for you to sign and return to your mortgage lender. Once this has been returned your mortgage is in place and you are ready to exchange contracts.

8. Local Authority Search

Your solicitor will submit a local authority search to the local borough council. This reveals for example – planning consents granted for the property and any local issues. The results usually take 7 to 10 working days to be returned.

9. Exchange of contracts

Once the results of the local search and answers to the solicitors preliminary enquiries are received, the draft contract is approved by your solicitor. The contract is then signed by both you and the seller providing there are no further enquiries.

10. Completion

Completion is generally set a few days to a few weeks after exchange of contracts depending on each parties personal requirements. Monies are now transferred from your solicitor to the sellers solicitors account. As soon as the funds arrive with the sellers solicitor we are able to release the keys. You are now the legal owner of your home!
