Selling Your Property

Each and every property is important to BLP and we have always concentrated on providing a personal service to all our clients. When selling your home through BLP we will provide you with a free market appraisal of your home and advice on the selling process. If you are happy with our service you can let us guide you through every process right the way through to completion. Just because the transaction can be less than straightforward at times doesn’t mean that the sale cannot proceed smoothly and without a fuss.
Our current rate is a fixed fee of £495.00 (inc. VAT) only. We are sure that you will find this very reasonable. If in doubt please get in touch and we will happily walk you through how we do things, alternatively browse through the guide below.

1. Valuation

2. On The Market
Once we have received confirmation of your instruction your property will be live immediately. All property details will be prepared and advertised and we will include internal and external photographs as necessary. From 14th December 2007 a Home Information Pack (HIP) will be required for all properties. For more information click here.
3. Viewings
Viewings are arranged and conducted via appointments. Feedback on viewings is normally within 48 hours.
4. Receiving an offer
You will be notified of all offers received both verbally and in writing as soon as they are received.
5. Agreeing to sell

Once you have agreed a sale price, it is important that going forward the following details are agreed:
Date for exchange of contractsDate for completion.
Details of any extras included or excluded from the purchase. We will inform you and negotiate on your behalf throughout the process keeping you informed every step of the way.
6. Drafting contract and supporting paperwork
Once the sale is agreed, your solicitor will issue a draft contract the buyers solicitor who in turn raises some preliminary enquiries and orders a Land Registry search. They will also organise all the supporting paperwork (where applicable) ie: title deeds, copy of Lease, fixtures and fittings list, seller's questionnaire, planning consent, guarantees, copy of building regulations and share of freehold certificate.
7. Survey
A survey is carried out on your property on behalf of the buyers mortgage lender. If your purchaser is buying with cash this is optional. Results of surveys are normally seven to ten days after the date it was carried out.
8. Local Authority Search
Your buyer’s solicitor will submit a local authority search to the local borough council. This will reveal, for example, planning consents granted for the property and any local issues. Results of the local search take 7 to 10 working days.
9. Contract approval
This occurs when all preliminary enquiries from the draft contract and local search queries have been settled.
10. Exchange of contracts
The majority of buyers require mortgages. Once the mortgage offer has been confirmed, the purchaser is ready to exchange contracts with the seller. The contract is signed by both the buyer and seller.

11. Completion
Completion is generally set a few days to a few weeks after exchange of contracts depending on each parties personal requirements. Monies are now transferred from the buyers solicitor to your solicitors account.
Once the monies reach your solicitors account we can release the keys.
