Is the condition of the property important?
Not at all! We're interested in everything, from newly decorated homes to properties with major problems. If repairs are needed, we can take care of them. It's not a problem.
How much do you charge for the property valuation?
NOTHING! There are absolutely no up front fees for you to pay. We provide you with a free no obligation offer and if you accept, you will get a quick house sale.
How quickly will you purchase my property?
You decide! You can have completion at any date to suit your own circumstances. Many people prefer a quick exchange but not to complete for 3 – 6 weeks to coincide with their new purchase, but it is entirely your choice. If your circumstances are different we can complete as quickly as you require.
I'm in no rush at all to sell my home - should I contact you?
Absolutely! Our service also suits someone wanting the certainty of a guaranteed sale. Some people like the idea of agreeing a sale with us - so they're seen as 'cash buyers' and enjoy a stronger bargaining position when they start looking for a new home.
When do I have to move out?
Whenever you are ready! There is no pressure from us. Or if you require, you don’t actually have to move out. You can take the option of renting the property back on a short or long term let and carry on living at the property as you were before.
Will my estate agent mind me selling direct to you?
They won't be overjoyed - because you're saving the likely 1-2% plus VAT they would have charged in commission! You get that money instead - and it's your right to sell direct. Please note that if you have already instructed an estate agent they may still try to claim a fee, depending on the exact terms of any contract you have signed. Generally as long as you are not sole agency this will not apply. Even if you are sole agency then you can always cancel this arrangement.
How long do I have to decide whether to accept your offer?
Our offer is valid for 28 days. Should you wish to go ahead more than 28 days after the date of the offer, this may be possible, although we do reserve the right to review the offer in these circumstances.
How does the price you offer me compare with what I could get if I sold through an Estate Agent?
It depends on a number of factors, including the type and location of the property. We normally require a discount off the open market value* of between 10% and 25%. The sum we offer is based on what we consider market value to be, less an allowance for refurbishment costs, interest and trading margins. This will be discussed openly with you and remember there are no estate agents fees to pay.
* - The open market value is the price you could expect to achieve within 3 months if selling the property through an Estate Agent.
What will a solicitor charge me when I sell to BLP?
Solicitors’ costs vary slightly, but as a guide you may expect their bill to be in the region of £450. If you wish you can pay for this out of the cash we pay to you, meaning you will not have to find the money up front.
